| Director of Utilities and Engineering, The Bissell CompaniesThis position will have overall responsibility for the Engineering department (General and HVAC). This will include strategic and forward thinking management of the structure, effeciency and performance of the department. The position will work with the Chief Engineer, Operations team, Property Management teams, Construction teams (Shell and Interior), and Hospitality Management teams to identify, quantify and implement energy and utility conservation opportunities in a Class A commercial Office and Hospitality portfolio in Charlotte, NC. Will be responsible for developing a coordinated utility and sustainability strategy for the portfolio. Duties will include analyzing and benchmarking utility consumption, Energy Star Compliance, conducting investigations on anomalies and presenting energy saving calculations and measurements. Will be responsible for the management, operation and maintenance of the portfolios EMS, HVAC and energy distribution systems.
Qualifications, Education and Experience Background:
Bachelors degree in Mechanical Engineering, Electrical Engineering or related field required. Professional designation, Licensed PE, LEED Accredited, CEM preferred. Five to ten years experience in energy management, mechanical systems design, installation or maintenance.

| Administrative Assistant to Interior Construction Coordinator, The Bissell CompaniesThis position will be responsible for the daily administrative support of the Interior Construction Coordinator. This position works closely with internal leasing, property management and operations department.
Specific duties and responsibilities:
- Cooordinate after hours work with the Operations and Property Management departments. Request scheduling of all building critical systems work throughout the construction process.
- Code and process all interior construction related invoices.
- Maintain and regularly update log of all invoices processed, log of all projects in process and log of any project warranty items.
- Create project files and file all associated paperwork.
- Keep record of all certificates of occupancies received.
- Collect space keying information and distribute to operations prior to tenant move.
- Send all drawings to printers to be scanned onto a disc at project completion.
- Send out electronic surveys to tenants after construction completion.
- Print MRI reports for project reconciliations.
- Update Interior Construction page regularly on gobissell.com.
- Coordinate weekly calls with outside vendors and publish minutes.
- Edit weekly staff meeting agenda and upload project photos.
- Prepare AIA contracts for execution.
Minimum Requirments:
- At least two years administrative experience in commercial real estate, commercial construction or related field preferred.
- High level Proficiency in Microsoft Word and Excel required.
- Excellent oral and written communication skills.
- Candidate must have a proven record of providing excellent customer service.
- Four year College degree preferred.

| Security Officer I, The Bissell CompaniesThe Bissell Companies is seeking a full time Security Officer for 3rd shift between the hours of 12am until 8am Monday thru Friday. This position is required to train on 2rd shift from 4pm until 12am. After the training is completed, this position will transition to 3rd shift. The scheduled hours will become 12am until 8am Monday thru Friday. This position is required to work extended hours and mandatory holidays / weekends when necessary. This individual will perform security duties for the Ballantyne Corporate Park and will report to the Director of Security. Key Responsibilities: Responsibilities include providing superior security service to tenants, Property Managers, Operations, and all members of the Bissell Family of Companies. Must also respond promptly to any security requests from tenants; perform building checks, making sure exterior doors are secure; check parking lots, buildings and street lighting, noting those in need of repair. Allow building or suite access for approved contractors, conduct vehicle patrol for unauthorized personnel on property, buildings, common areas, parking lots, parking decks, and construction sites. Contact police or fire departments when necessary. Complete other duties as assigned by the Director of Security. Qualifications: College preferred, high school diploma required. Must have a valid NC or SC driver’s License. One- two years related work experience in security, military or law enforcement. Must have superior customer service skills, interpersonal and communication skills. Ability to work shifts (8 or 12 hours), weekends and holidays MANDATORY. Must be able to walk stairwells throughout shifts and lift up to 50lbs. Must be able to successfully pass a background check and drug screen.

| General Maintenance Engineer-Level 3, The Bissell CompaniesWill work with Property Services as a professional team member which consists of Property Managers, Maintenance and HVAC engineers to maintain efficient operating condition of buildings and equipment and provide a timely and quality service to tenants. Perform preventative maintenance and work orders on different aspects of buildings which includes, but not limited to, carpentry, electrical, minor mechanical and plumbing. Will take responsibility for projects, planning and implementation of them. Will help other engineers in the field with troubleshooting and problem resolution.
Principal Responsibilities:
- Works closely with property managers, maintenance and HVAC engineers, and other departments concerning the general operation and maintenance of the buildings, including supervision and quality control of all support personnel.
- Communicate any building issues or concerns to chief engineer, property managers or assistants in a timely manner.
- Complete daily work orders in a timely and complete manner in assigned buildings.
- Perform building inspection reports and forward to property managers and dispatcher to process work orders.
- Available for on-call duty on a rotating basis.
- Assist in the preparation for inclement weather and removal thereof.
- Provide recommendations to property managers on cost saving initiatives concerning the operation of properties and budgets.
- Research, Price and Implement project work and/or Next Level ideas. Be able to present information in a professional format.
- Share knowledge of all building equipment with all other departments for cross training.
- Provide first response to tenant calls and report back to manager on action taken or needed.
- Manage fire systems, card access systems, security and master key system to assigned buildings.
- Oversee work that is assigned to ouside contractors.
- Ability to work unsupervised and with little direction and have good decision making skills.
- Perform minor HVAC tasks, i.e. vent and thermostat adjustments, time schedule adjustments.
- Have understanding of Amag system and be able to make minor programming changes.
- Responsible for maintaining coverage of properties at all times.
- Have higher responsiblity for building curb appeal and landscaping.
Qualifications, Education and Experience Background:
- High school diploma or equivalent.
- 5+ years experience in commercial maintenance engineering or related field.
- Some heavy lifting may be involved (50 lbs).
- Excellent listening and communication skills are essential to this position.
- Must be able to successfully pass background check and drug screen.
- Motivated team player who is a continuous learner.
- Must have been selected as Franchise Player or exhibits Franchise Player traits.
- Some certifications, licenses or experience in this type of role.

| HVAC Technician-Level 2, The Bissell Companies, Energy ServicesThe Bissell Companies, Energy Services Department is seeking a HVAC Intermediate Level Technician. This position will be responsible for preventive maintenance and repairs on HVAC equipment and assist in directing the activities of HVAC contractors engaged in repair, maintenance and installation activities for properties assigned to them
Principal Responsibilities:
- Responsible for day-to-day work ordersAssist with PM contracts as needed and make recommendations to Managers and others.
- Ability to troubleshoot equipment, make repairs and manage contractors.
- Responsible for HVAC PM Contracts as needed and be able to make recommendations to Managers and others.
- Assist with 1-3-5-10 year upgrade plans as related to HVAC equipment and technology.
- Identify upgrade needs.
- Provide regular reports on HVAC needs and performance. Report any savings.
- Take the initiative to develop needed professional skills appropriate for the job with minimal direction.
- Ensure all entities have access to the appropriate information and are actively engaged in any changes.

- Become familiar with LEED program.
Qualifications, Education and Experience Background
- Five to seven years experience in commercial HVAC systems.
- Must be CFC Universal Certified.
- Must be able to work unsupervised from all Bissell Companies properties.
- Available for rotating on-call duties.
- Supervisor experience preferred, but not necessary as long as leadership skills are evident.
- All applicable licenses and certifications needed to perform duties.
- High School graduate with technical training and on the job training to equal the needs of the position.
- Ability to work scheduled and unscheduled overtime as well as variable shifts and emergency on-call as needed.
- Ability to lift 50 lbs., work on ladders, man lifts, in and above ceiling space, and small spaces or roof access spaces.
- Must pass a drug screen and have valid drivers license.
